Terminal Area Redevelopment, includes new executive hangars
Aviation Business Center - Scottsdale Airport
The Scottsdale Airport terminal area has undergone redevelopment to fully maximize use of the limited and valuable property available on-airport. The most recent update to the Airport Master Plan cited the need for more executive hangar space and better utilization of prime airport property. With the partnership of long-standing airport tenants, Gemini Air Group, Inc. and Volanti (formerly Zulu Caffe) this project came to fruition.
Both the existing airport terminal building and the adjacent aviation business center were demolished this summer. In its place, the new Aviation Business Center has been built that includes a new restaurant, Volanti Restaurant and Lounge, on the second level with outdoor patio seating and premium views of the airfield and the McDowell Sonoran Preserve Mountains. In front, there's a plaza featuring the Thunderbird Field II Veterans Memorial. Additionally there is an event venue equipped to host a variety of meeting and events. Additionally there will be offices for the U.S. Customs service office,
Civil Air Patrol office, Airport Administration offices and leased office space to Wings of Humanity. There also will be a lobby area and outdoor plaza area. Next to the Aviation Business Center, two large, 30,000 square foot, executive-type hangar facilities will be added to offer much-needed hangar facilities at the airport. The D.M.D Real Estate Group was instrumental in evaluating the terminal area redevelopment concept and assisting us in securing one of the airport's long-standing tenants, Gemini Air Group, to lease and manage the hangars. D.M.D. is on contract with the city to provide leasing and real estate services.
Executive Hangars - Gemini Air Group, Inc.
The Gemini Air Group hangars are open for business. This was the first phase of the redevelopment project. These hangars are able to accommodate aircraft up to a Gulfstream 650, Falcon 7x or Global Express. The hangars were built by Scottsdale Airport at approximately 30,000 square feet each offering direct runway access, 28 foot doors and a private fuel facility onsite. Gemini Air Group, Inc., an aircraft charter company, was selected through a Request for Proposals process to lease and operate the hangar facilities. Volanti Restaurant and Lounge
A new restaurant featuring an extended patio area and glass windows to fully experience the airport and airfield, while enjoying a delicious meal, will be built on the second floor of the Aviation Business Center. Additionally a new banquet facility and meeting rooms will be a new component offering a new venue in this part of town for events, banquets and meetings. The current airport restaurant owner of Zulu Caffe will manage the restaurant and banquet facility.
Thunderbird Field II Veterans’ Memorial
Scottsdale City Council has approved an agreement to build a veterans' memorial shade plaza as part of the Terminal Area Redevelopment Project. This structure will feature a Pre-World War II Stearman aircraft. An aircraft that is similar to those that flew during Scottsdale Airport's origins as a WWII flight training facility.
It was a flashback in history on April 27 when this Stearman PT-17 biplane landed at Scottsdale Airport -- it's identical to those flown here when the airport was founded as Thunderbird II, a training field for pilots training for combat duty in World War II. Watch video

As part of a Veterans Day event, WWII Veteran Capt. Jerry Yellin, 93, flew and took the controls of a Stearman PT-17, just like the one he trained in when he was 19 at the very same airport he trained at decades ago, today's Scottsdale Airport - once Thunderbird Field II. Watch video.
