1. ASU Scottsdale Center for New Technology
& Innovation (former Los Arcos site)
The City of Scottsdale and the ASU Foundation have established a partnership to build a research, technology and innovation center at the site of the former Los Arcos Mall. Higgins and the Plaza Companies have been selected to develop the Center, which, at build out, is anticipated to have approximately 1.2 mil. sq. ft. of space (about 90% office); 3,000-4,000 parking spaces (primarily structured); open space/public plazas; and could support as many as 4,000 relatively high paying jobs. 2. Villa Contento
Located at 85th Street & McDowell Road, this vacant 5.1-acre property is proposed as a 38-unit market rate, town home community. Units will range from 1,655-1,830 square foot (3- and 4-bedroom) and are two-story with two-car garages. Plans are currently being reviewed by City Staff and a Development Review Board hearing will be determined in May 2004.
Improvements are estimated at $6.5 million. (more info)
3. Scottsdale East Plaza
New Construction of 6,800 square foot pad for restaurant/retail and facelift to existing 39,000 square foot strip center on 4-acre site at the SE corner of Roosevelt & Hayden Roads by owners, Integrated Real Estate Services.
Total construction costs approximately $1.2 million.
4. Bill Heard Chevrolet
New construction on the 11-acre site at the SW corner of Pima and McDowell Roads is proposed for new and used car sales. City Council approved the project's conditional use permit on March 4, 2003 with plans approved by the Development Review Board on September 18, 2003. Currently proposed activities at the site will be limited to sales only, no vehicle servicing work to be provided. Instead, Heard's current location at NE corner of Scottsdale Road and McDowell is expected to sell both new and used cars and provide service and repair work. Construction set to begin in 2006.
Total construction costs estimated at $12 million. (more info)
5. Shurgard Storage
Located near the eastern end of McDowell Road and Pima, preliminary site plans show the redevelopment of several outdated buildings, consisting of entirely demolishing four, single-story, metal buildings and partially demolishing the other two. These buildings will be replaced with a state-of-the-art, air-conditioned, three-story, self-storage facility. Landscape improvements are also planned. (more info)
6. Rose Garden Project
The City and Rose Garden Partners entered into a Development Agreement on July 5, 2005 for the development of the City-owned Rose Garden parking lot at the northwest corner of Goldwater Blvd and 5th Avenue. Rose Garden Partners LLC have proposed a residential mixed-use development containing over 18,000 square feet of retail/restaurant space, 48 residential units, and an underground parking structure.
7. Scottsdale Plaza @ 68th & Thomas
Site plan and elevations for the proposed office, retail and restaurant development at the northwest corner of 68th St. and Thomas have been submitted and will be discussed by the Development Review Board on August 25, 2005. (more info)
8. Scottsdale Plaza @ Oak and Scottsdale
Located at Scottsdale Road and Oak Street, a 36,110 square foot strip center has plans for a site remodel.
9. Miller Townhomes
Located near the ASU Scottsdale Center, a request to approve the site plan for Miller Townhomes, 1501 N Miller Road, for a 16-unit condominium project, is under review.
