1. McDowell Village (Former Smitty’s)
Under construction on the NW corner of McDowell and Granite Reef Roads is a city-owned and operated 37,000 square foot Senior Center, Citizen Service Center and Police Beat Office.
The new center will be LEED (Leadership in Energy and Environmental Design) certified and also include solar applications. A large, common central courtyard area has been designed for use by all patrons of the development and will provide space for a variety of events and outdoor activities.
Project total investment is expected to be approximately $12 million.
2. 1. McDowell Village (Former Smitty’s)
Council awarded the development and concurrently sold the remaining 8 acres to Red Group. Their project includes approximately 10,000 square feet of neighborhood retail, which is in building plan review, and 223 market rate senior independent living apartments that are under construction and will be open by Winter 05/06.
Project total investment is expected to be approximately $22 million. (more info)
3. McDowell Streetscape Improvements
A $6 million fund exists to provide improvements from 64th street to Pima on McDowell. The streetscape design guidelines (1996) were updated and approved by the Development Review Board on February 6, 2003. The City has retained EDAW to complete the next phase of the implementation, creating a master plan and construction documents for the installation of physical improvements. The master plan and construction documents for Phase I improvements, between Granite Reef and Hayden Roads along McDowell, has been completed with a contract for construction approved on April 5, 2004. Phase II includes 64th to 70th Street, the Motor Mile. Initial concepts were being completed with final constructions documents by May 2004. Phase III includes Miller to Hayden Roads, with Phase IV closing the gap between 70th Street and Miller Road. Granite Reef to Pima was constructed in 1996 using the original guidelines, and as Phase V, the City will look to re-vegetate the area using the updated plant palettes. (more info)
4. Scottsdale Casitas
This project is located on Miller Road, north of McKellips and includes the revitalization of a mobile home park into a 126-unit, market-rate, town-home community. This project is currently completing construction and selling units.
Est. construction cost is $12,000,000. (more info)
5. McKellips Multi-Use Path
This project will construct an 8-foot high CMU wall 50-feet north of the existing southern property line. A multi-use path will be constructed in the new corridor connecting the sidewalk along Miller Road (directly across from Indian Bend Park) east to the Rio Salado Pathway.

6. “W” Hotel
Starwood Hotels & Resorts has selected Scottsdale for its first W Hotel in Arizona one block east of Scottsdale Road on Camelback and has completed the city planning process. The site will be developed and owned by TriYar Hospitality LLC. Scheduled to open in 2007, the W Scottsdale Hotel and Residences will offer 225 guest rooms, 30 luxury condominiums, a spa, a restaurant and two bars.
Project total investment is expected to be approximately $80 million. (more info)
7. Scottsdale Road Streetscape
Currently in the design phase, the Scottsdale Road Streetscape plans to acquire, preserve and restore desert land along Scottsdale Road, and design and enhance portions of Scottsdale Road to reflect its significance in our desert community. Integrate a "signature" streetscape design that will enhance the aesthetic of the road, respect the positive qualities of the existing neighborhood characteristics, provide opportunities for public art, improve mobility for pedestrian, bicycle, and transit travel, and preserve the opportunity for future high capacity transit.

8. AG Medical Plaza
A 39,000 square foot, 3-story medical office building with underground parking is under construction at the northwest corner of Scottsdale Road and Angus Drive. (more info)
9. Stetson Plaza/South Canal Bank
|Strategically located within the Marshall Way/5th Avenue District, this project is envisioned to be a catalyst for the District's revitalization. The project is comprised of:||
- Underground public parking garage
- Public restrooms
- Privately owned mixed-use office/restaurant/retail buildings
- Public Plaza and Canal bank improvements (under construction)
- Utility undergrounding and relocation into Stetson Drive to accommodate Canal improvements and public parking garage
10. McKellips Service Center
The city is redeveloping an eighteen-acre parcel located at Miller and McKellips. Plans include three police facilities, two maintenance facilities and a face-lift of existing facilities. Scottsdale is deciding among three works of art to adorn the entry of the new District One Municipal Complex Plaza, the new police substation. By the end of the year, the two maintenance projects on the south end of the site will be solicited for bids followed by the police projects next June. All currently anticipated work on the site is scheduled to be complete by Summer 2008.

11. San Francisco Giants spring training complex
Work is progressing to improve existing facilities at Indian School Park and Scottsdale Stadium for the San Francisco Giants. Addition of training facilities on land just east of Scottsdale Stadium, reconfiguring and improving portions of the stadium and upgrading the Giants training facilities at Indian School Park is planned.
