1. Eldorado Pool Improvements
Design and construction of a new family aquatic center to replace the existing 30-year-old El Dorado Pool Facility was completed in 2004.
Total costs of $4,288,400.
2. Republic West
New construction of a 17,300 square foot interior remodeling retail store just east of Hayden and McDowell Road on a portion of a 2.5-acre site was completed early 2004. The owners expect to expand in the future on the remaining undeveloped acreage.
Total investment will be over $2.2 million and provide 42 jobs with an average salary of $52,000.
3. Indian River Plaza
New construction of an Osco Drug Store & a remodel/facelift of an older strip center at the southwest corner of Hayden and Thomas Road was completed in 2003. The Osco added 10,000 square feet of space. Construction was completed in the fall of 2003. The site is 9.5 acres.
Estimated Costs: $770,000.
4. Tonalea Traffic Calming
Council awarded construction contract in January 2003 and was completed December 2003.
Included bikeway, sidewalk, and traffic calming improvements totaling $970,000.
5. Los Sombreros
Previously a residence and veterinary clinic, the project rehabilitated and converted the abandoned building, which was deemed a fire hazard, into a 1,800 square foot restaurant.
Total improvement reinvestment is estimated at $100,000.
6. United Auto Group Remodel – Audi/Lexus, Land Rover/Jaguar
Renovation and enhancements to existing dealerships along south side of McDowell at 68th Street were completed in 2004.
Estimated cost of improvements was $1 million.
7. Granite Reef/Indian School Office
Demolishing the outer shell of the building and re-using the internal frame to reconstruct a new 32-foot tall building rehabilitated the existing 1970's 2-story office complex. The floor area increased from approximately 6,000 square feet to approximately 14,800 square feet. Completed Fall 2004.
Total improvement investment is estimated at $1.2 million.
8. AZ PowerSports (Extreme Yamaha/Suzuki)
Remodeling of the former Goodwill building and landscaping located on McDowell Road just west of 74th Street, AZ PowerSports has relocated their motorcycle sales and service dealership from Scottsdale Road. The new facility (13,500 SqFt) adds 5,500 square foot to the dealer and provided aesthetic upgrades to the building. The dealer moved into the new facility in January, 2004. This move was projected to add 4-5 jobs at the new facility.
Total investment in the project totaled $100,000.
9. LA Fitness
New construction of a 41,000 square foot fitness facility on a 5.6-acre site on Scottsdale Road, just north of McDowell Road was completed in 2004. The new facility replaces its existing leased facility on Miller and McDowell Roads and takes the place of a long vacant Best retail store.
Improvements were estimated at $9.0 million.
10. Bashas'/Walgreen’s at Indian School & Hayden
(previously Continental Bazaar)
Redevelopment of an existing shopping center with new buildings, parking lot, and landscaping was completed in Fall 2004. The new buildings include a 48,000 square foot grocery store (Bashas) and a 14,000 square foot drugstore (Walgreen's), with additional landscaping in the parking lot and around the center.
Est. cost of construction is $5,000,000.
