McDowell Road Streetscape Project


As areas in the city mature, concentrated revitalization efforts are required to maintain a strong Scottsdale community. Through Scottsdale's McDowell Road Streetscape Program, the City is committed to helping maintain the vitality of our original community by focusing on aesthetic improvements, promoting well-maintained and safe neighborhoods, and prosperous business districts.

The McDowell Road Streetscape Improvement Project is the second step of a revitalization effort for the McDowell Road Corridor.  The project will improve landscaping along McDowell Road from 64th Street to Pima Road.  Additionally, the city will share in the cost of extending these improvements onto property owned by businesses on McDowell Road.

The original streetscape guidelines, established in 1996, were implemented between Pima and Granite Reef Roads as well as in recent developments along the rest of the corridor.   The purpose of the original program was to promote comprehensive streetscape design for the McDowell Road Corridor.

Project Update

The objective of the update is to revise the approved design concepts and create an administrative process for implementation along the entire corridor. 

The plan incorporates the major components of the original streetscape plan while making minor detail adjustments, updating approved plant materials, hardscapes, and adding more aesthetic value throughout the overall design while upholding feasible maintenance requirements.  This has been achieved through three thematic zones within the corridor.

The City will design and implement these improvements along the McDowell Road Corridor within the right-of-way, which will be made in several phases.  Throughout the implementation phases, the City and its consultant will work closely with property owners who wish to incorporate their property frontage into the comprehensive McDowell Corridor revitalization.

The City will pay for the design of the improvements and administer the plans through the appropriate approval processes.  The improvements to private property will then be built by the City’s contractor along with the public improvements, with the property owner reimbursing the City the agreed cost-sharing portion.  Additionally, once the improvements are completed, the property owner will be required to maintain all landscaping onsite as well as in the right-of-way (per code).

This process results in a substantial cost-savings for participating property owners and a new, unified look for the McDowell Road Corridor.
