R1-7 Single-Family Zoning District

Staff is moving forward with changes to the zoning ordinance to provide additional flexibility in the R1-7 residential district (approximately 14,000 homes south of Indian Bend Road).

Do they contribute or detract from the community well being?
Currently carports must be constructed with 2 or more open sides. Would it be acceptable to allow enclosed carports in the R1-7 district?
Have you considered making property improvements, and if so, what was considered for carports? Did the idea work? Why or why not?

Fence/Wall Changes:

1-TA-2007 - R1-7 Walls and Fences Text Amendment

This text amendment was approved by the City Council on November 6, 2007 and is effective on December 6, 2007. Walls and fences are now allowed in the longer street frontage yard and on the property line of the longer street frontage of corner lots.

Summary of Changes:
Format – greater clarity
- Section 7.104 of the General Provisions Article was amended to clarify its intent.
Structure – group like parts with like parts
- Yard requirements now include front, side, front, double frontage, and corner lot longer street frontage and shorter street frontage.
- Walls, fences and hedges now have an individual section.
- Main buildings and additions to main buildings now have an individual section.
Substance – revisions to requirements
- Hedge defined
- Six (6) foot high walls and fences on corner lots allowed on the longer street frontage property line between the rear lot line and the shorter street frontage main building setback.
Reminders
- Clear sight triangles are required at street intersections (not at alleys and not at driveways).

Nonconforming Uses Provisions:

3-TA-2006 was approved by the City Council on November 21st, 2006. Non-conforming lots in R1-7 districts are now allowed to make changes to a nonconforming main building.
