Re-striping Parking Lots
The City of Scottsdale has two policies for a parking lot restripes:
- If re-striping a lot is in conformance with the previously approved plan, than the City does not get involved assuming the minimum number of federal required ADA space are provided and the land use has not changed. (Typically most of our sites do meet ADA since we had accessible standards before ADA was adopted.)
- If re-striping a lot to a new configuration, a site plan needs to approved by the Planning, Neighborhood and Transportation department. The reconfiguration needs to comply with the originally required number of parking spaces by the Ordinance at the time the original plan was approved including (ADA) if the land use does not change. If more intensive land use is being proposed, the applicant will need to provide the required stalls based on the ordinance.
Other than ADA, it has been our position that there is not a nexus to require additional spaces if the use is the same, or the applicant is not intensifying the use.
