Re-striping Parking Lots
The City of Scottsdale has two policies for re-striping parking lots:
- If re-striping a lot is in conformance with the previously approved plan, then the City does not get involved assuming the minimum number of federal required accessible spaces are provided and the land and building use has not changed.
- If re-striping will reconfigure the spaces, a site plan needs to submitted to the Planning, Neighborhood and Transportation department for approval. The reconfiguration needs to comply with the originally required number of parking spaces by the Ordinance at the time the original plan was approved if the land/building use does not change. The number and configuration of the accessible spaces will need to conform with the current requirements of the Zoning Ordinance. If a more intensive use is being proposed or has transpired since the original site plan was approved, the applicant will need to provide the required stalls based on the current Zoning Ordinance.
If a landlord is re-striping to comply with the Barrier Removal requirements of the ADA, the revised site plan must show the proposed accessible vehicle spaces, access aisles, accessible routes, dimensions and any signage for the accessible spaces. The number and configuration of accessible spaces will need to conform to the current requirements of the Zoning Ordinance.
