Potential Sewer/Septic Impacts

These requirements relate to on-site improvements to residential lots. The below information is provided for general information only and does not release the obligations defined in the City of Scottsdale Revised Code Chapter 49.

 

Step 1:   Determine if extension of a public sewer line to the property is required

 

Yes, if:

  • the lot is undeveloped or redeveloped and public sewer is available within 660 feet of the nearest property corner.
  • building additions and renovations equal to 50 percent or more of the existing structures square footage and public sewer is available within 660 feet of the property.
  • Maricopa County Environmental Services Department denies construction of, or modification to, an onsite wastewater treatment facility (septic system).

Please Note:  Properties with multiple street frontages, such as a corner lot, may be required to extend a public sewer line across all frontages (in accordance with Scottsdale Revised Code Chapter 49). 

 

No, if:

  • building additions and renovations equal less than 50 percent of the existing structures square footage.
  • public sewer is not available within 660 feet of the property.
  • a Registered Professional Engineer demonstrates that it is not physically possible to extend the public sewer system based on criteria from the Design Standards and Policy Manual (DS&PM).
  • repair, replacement, or upgrade of the existing on-site wastewater treatment facility (septic system), is necessary and public sewer does not exist along any adjacent street, alley, or easement.

 

Step 2.    Determine if connection to an existing public sewer line is required.

 

Yes, if:

  • repair, replacement, or upgrade of the existing on-site wastewater treatment facility (septic system) is required and a public sewer line exists along any adjacent street, alley, or easement.

Please Note:  Properties with multiple street frontages, such as a corner lot, may be required to extend a public sewer line across all frontages (in accordance with Scottsdale Revised Code Chapter 49).

 

No, if:

  • a Registered Professional Engineer demonstrates that it is not physically possible.
  • connection would be to a sewer trunk line of 15" or larger (subject to approval by the Water Resources Department).

Step 3A.   On-site wastewater treatment facilities

If a sewer line extension is not required in Step 1 and connection to an existing sewer is not required in Step 2, property owners need to contact an engineer or a similar professional specializing in the design of on-site wastewater treatment facilities and follow the County process for permitting and inspections.

The County refers to septic systems as on-site wastewater treatment facilities. Their approval process is outlined at www.maricopa.gov/envsvc/WATER/oswtf.asp.not a part of the city web site (gif 340 b)

 

Step 3B.    Sewer extensions

When an extension is required, a plan review is required.  Engineering plans for any extension of the City's sanitary sewer system are required to be designed and submitted to the One Stop Shop for review and approval by the City per the Design Standards and Policy Manual. Staff will determine extension requirements after completion of Step 1.
