Formal Submittal

Please Note:  The submittal process listed here is general, and is meant only as a guide.  Specific processes vary by case type; contact your Project Coordinator for specific submittal processes for your case.

 

Step 1: Complete Application & Checklist Requirements
Based on the type of project.

Step 2: 30 Day Review
Staff review and letter issued to applicant with one of the following:

  1. Identification of issues that need to be resolved before public hearing date is set, or
  2. Identification of project stipulations/requirements and tentative public hearing date

Step 3: Staff Review of New/Revised Submittals

Public Hearings Overview

The public hearing process for wireless applications varies based on how the application is categorized - some applications require a use permit, others can be processed via staff approval.

 

* Major General Plan amendments are only heard once a year (per Growing Smarter legislation) with Planning Commission review in the spring and City Council review in the summer/fall.
Text Amendments may follow this general process, but often include several open houses and the timeline is often extended beyond the typical case timeline.  Please contact your Project Coordinator for detailed process information.

 

Applications which do not require public hearing are:

  • Staff Approval: 3-4 week review
