Scottsdale’s Development Review Board (DRB) consists of 7 members appointed by the City Council. The Board’s task is to look at proposed projects from an aesthetic and design perspective, while maintaining the applicable standards and policies of the city of Scottsdale. This includes site planning and the relationship of the development to the surrounding environment and the community, with review of site plans, elevations, etc.
Expiration of Approval
The approval of plans for development shall expire and become null and void 1 year from the date of approval, providing that a building permit has not been issued, unless a different time period is made a condition of Development Review Board approval. A one-time extension of approval for up to 1 year may be granted by the Zoning Administrator if the applicant files for the extension prior to the approval becoming void.

Landscape Requirements
The city's minimum requirements for landscape plans are outlined in the Zoning Ordinance - Article X. Section 10.200 identifies the requirements for the preliminary landscape plan.

Typical DR cases
- Preliminary Plats - a proposed layout of a sub-division
- New Construction - retail; professional offices; warehouse/ showroom facilities; airplane hangar facilities; apartments; medical and dental offices and hospitals; places of worship; schools.
- Major Tenant Improvements - changes to existing building facades; elevations; landscaping; building paint colors and /or material; mechanical equipment screening materials and colors.

Public Involvement
The DRB is a public hearing process, which begins with a pre-application meeting between the applicant and City staff, and then moves forward through the public hearing process.
At the time of formal submittal, a postcard notification will be sent to surrounding property owners notifying them of the request. Prior to the public hearing, a hearing date sign will be posted on the subject property and case information will be posted to the Case Fact Sheets.
