Evaluation Process for Proposed Development and/or Land Use Actions

A step-by-step look at staff evaluation of development cases.

 

Step #1: Check consistency with General Plan elements, e.g. land use, circulation, environmental design, transportation and public facilities. Ensure compliance with CityShape 2020 Guiding Principles (provide link to CityShape 2020 document).


Step #2
:
If case meets these criteria, the city evaluates the case against established planning principles, e.g. Are there transitions between land uses and zoning districts? Is there adequate buffering? What public facilities are being provided to support the development? What inter-relationships exist among the different uses and zoning districts?


Step #3:
Case reviewed for compliance with City standards, ordinances and policies.


Step #4:
Identification of options for consideration, with accompanying analysis that details opportunities and constraints.


Step #5:
Present objective analysis and options to decision-making bodies and citizens via public hearing process.
