Permit & Review Process

Simple Permit or Review Process? – A limited number of permits can be obtained on-line while others require a more in-depth review process. This site identifies those permits that can be obtained online as well as other information about the services available at the One Stop Shop at www.ScottsdaleAZ.gov/onestopshop. What are the steps I follow? - There are five key steps for moving your business project through the City’s review process. Exterior improvements, rezoning and other actions that change the use or configuration of the property will usually need review and/or permitting and potentially reviewed by the Development Review Board. Even if you are only going to do inside improvements some of that work may involve obtaining appropriate building permits.

  • Step 1: If the zoning supports your use you can move to step 2. Should the zoning not support your use then you will either need to find another location or seek a rezoning of the property. For instance, you may want to open a car repair facility in a retail zoned property and find that particular use requires another zoning category. Verify the type of zoning your business will need Also confirm your required parking at this step. Call the One Stop Shop at 480-312-2500.
  • Step 2: If you are not making changes to the exterior architectural design or landscape design you can move to step 3. Should you be making either of these proposed changes you will need approval of the Scottsdale Development Review Board before step 3.
  • Steps 3 and 4: While you are applying for your business license (step 3) you can also be preparing and submitting your construction drawings (step 4), if you are making changes to the interior of your building.
  • Step 5: Complete your permitted construction and upon inspection approval, and obtaining a certificate of occupancy, open your doors for business!
  • Caution: Be realistic about the required time to proceed through steps 1 through 5. Each project differs because of the level of complexity involved in completing the development process. Ask the City Project Coordinator or other staff you are working with about the time requirements for various processes.
